The Regulatory Reform (Fire Safety) Order 2005

The Regulatory Reform (Fire Safety) Order 2005 - RR(FS)O came into force on 1st October 2006 and replaced practically all existing primary and secondary pieces of fire safety legislation, in particular the Fire Precautions Act 1971 and the Fire Precaution (Workplace) Regulations 1997 (as amended).

The RR(FS)O forms the legislative foundation for the principles of fire safety management which was formally addressed by the buildings Fire Certificate issued and enforced by the Local Authority Fire Brigade under the Fire Precautions Act 1971.

The RR(FS)O places greater emphasis on building owners, managers and occupiers to carry out fire risk assessments, to provide and maintain suitable fire precautions to safeguard persons resorting to the building or premises and to demonstrate the fire safety management strategies employed.

Principally, there are eighteen Articles of the RR(FS)O to which building management teams must comply with through the production of a robust fire safety management framework to be audited by the fire authority. The framework principally must comprise of:-
